General Questions

Pre-Foreclosure

Tired Landlords
No. We buy tenant-occupied properties. You don’t need to evict anyone, provide notice, or wait for leases to expire.
That’s worth a conversation with your CPA. A 1031 defers taxes but keeps you in real estate. If your goal is a clean exit from landlording, it may not solve the real problem. We recommend consulting your tax advisor with a real offer number in hand.
Yes. We can evaluate your full portfolio and structure a transaction for multiple properties.
Vacant Lots
Yes — completely. We research the property ourselves, communicate by phone and email, and coordinate all closing documents through a title company. You sign electronically or at a local notary. You never have to visit the lot.
Back taxes are typically paid from the proceeds at closing — you don’t come out of pocket beforehand. Let us know about any back taxes when you reach out.
Our title company resolves most issues during the closing process. Don’t assume a complication makes the lot unsellable — call us first.
Investor Opportunities
We target double-digit annual returns on investor capital. Returns vary by deal structure, investment term, and capital deployed. Kevin walks every prospective investor through the specific opportunity and projected returns before any commitment is made.
Investor capital is collateralized by real property assets — meaning there is a hard asset backing your position. The specific collateral, lien position, and structure are documented in full in the investment agreement.
Many of our investment structures are available to accredited investors as defined under federal securities law. Some opportunities may be available to non-accredited investors depending on the structure. Complete the interest form and Kevin will walk you through what’s currently available and what you qualify for.
Minimums vary by opportunity. Complete the interest form and indicate your approximate available capital — Kevin will follow up with opportunities that match your situation.
This varies by deal. Some opportunities are shorter-term (6–18 months), others are structured for longer hold periods. Kevin will outline the specific timeline for each opportunity clearly before you commit.
It means the investment is backed by a real property asset. If something were to go wrong, the investor’s position is secured by the value of the underlying real estate — as opposed to an unsecured loan or equity position with no tangible backing.
